Buying a new home is probably the biggest investment you'll ever make. It's a decision that will affect you for years to come. The experience can be extremely stressful and confusing. Of course, there is always considerable risk involved when making such a large purchase decision. A professional home inspection can help you in your decision and help make the entire home buying process easier and less stressful.

We are asked constantly what is a home inspection? A home inspection covers all systems and components that are visible and accessible to the inspector at the time of the inspection. Items inspected include the Roof and Exterior, HVAC, Interior, Electrical, Plumbing, Structure, Basements, Crawl spaces. During the inspection we will explain any defects and any hazardous conditions found. The inspector will demonstrate and explain how certain systems operate and the maintenance that is required for these items. We do not test for Radon or Mold, these are specialized areas that should be tested and reported on by professionals who are licensed and qualified in these fields. We strongly encourage our clients to accompany the inspector during the inspection. The inspection will normally take 2 to 3 hours to complete, longer for larger homes. We do not rush through any inspection, this is a very important step in the home buying process. If you have an agent or a homeowner who has other commitments, please advise them of the time needed to complete YOUR inspection.

To clients who are purchasing bank owned or foreclosed properties, normally these properties are sold AS IS. Most bank owned properties have been winterized with  the utilities such as water and gas being turned off or disconnected.  The systems that require these utilities can not be fully inspected or operated and will be reported on as to the condition they were found at the time of the inspection. It is very important that a home inspection be completed on these properties even though it is sold AS IS. We have come across cases where systems and items inside the home have been tampered with by previous occupants prior to them loosing the home. A few cases the systems were made unsafe and hazardous.

We inspect Single Family Homes, Townhomes, Condos, Apartment buildings up to 3 units, Manufactured Homes, and Small Commercial properties.

 Our clients will receive a comprehensive computer generated report, and summary, that will note defective and hazardous items.  We will also identify items in need of repair or replacement. We use a Infrared thermal imaging camera when suspect areas are found. The report generally is emailed to the client within 24 hours, but if need be the report can be completed on-site.  

  We are licensed by the Illinois Department of Financial and Professional Regulation, License #450.001539, and a member of the National Association of Certified of Home Inspectors. All inspections are performed in strict accordance with State of Illinois and the American Society of Home Inspectors Standards of Practice. A copy will be provided upon request.

  Lastly, we keep our fee's simple, we do not charge by the bedroom, selling price, square footage, or how many bathrooms. No mileage or fuel surcharges are added. Our inspection fee's are based on a flat rate system. You get the same quality inspection as other companies offer, but at a reasonable price without add on charges.
