We strongly encourage all of our clients to accompany us during the inspection. Our inspections usually take 3 hours or longer, depending on the size of the property, we do not rush through our inspections, so if you have an agent or a homeowner who has to be someplace, please inform them of the time needed to complete your inspection. You should feel free to ask the inspector any questions you may have during the inspection. The inspector will point out the good points of the home, and will explain any defects, and hazardous conditions found during the inspection. The inspector will explain and demonstrate how each system works, and provide tips on how to properly use and maintain them after you move into your new home. Free phone consultation to all our clients is provided even after you move into your home.
We inspect Single Family Homes, Townhomes, Condos, Apartment buildings up to 3 units, Manufactured Homes, and Small Commercial properties.
Our clients will receive a comprehensive computer generated report, and summary, that will note defective and hazardous items, KDR Home Inspections does not test for MOLD or RADON, testing of these items should be completed by qualified specialists in these fields. We will also identify items in need of repair or replacement. We use a Infrared thermal imaging camera when suspect areas are found. The report and photos are either printed on site or emailed within 24 hours from the completion of the inspection.
We are licensed by the Illinois Department of Financial and Professional Regulation, and a member of the National Association of Certified of Home Inspectors. All inspections are performed in strict accordance with State of Illinois and the American Society of Home Inspectors Standards of Practice.
KDR Home Inspections is not a franchise owned inspection company. ALL inspections are done by the owner, who is a FULL TIME home inspector. When you call us we answer the phone, no voicemails or recordings. Inspections can be booked 7 days a week. And in some cases we will do the inspection the same day.
Lastly, we keep our fee's simple, we do not charge by the bedroom, selling price, square footage, or how many bathrooms. Our inspection fee's are based on a flat rate system. You get the same quality inspection as other companies offer, but at a reasonable price.
