Owning a manufactured home is different from owning a site built home. There are many items that you need to take into consideration when purchasing an existing manufactured home.

Items that are inspected:

• Exterior, wall coverings, skirting, decks, windows, doors, roof.
• Underside, tie downs, piers, footings, heating ducts, utility connections, bottom boards, plumbing lines, insulation.
• Interior, walls and ceilings, doors.
• Mechanical systems, electrical, plumbing, heating, air conditioning, structure.
• Compliance of HUD standards.
• Overall condition.
• Center point securement.

     The inspector will explain how to properly maintain each system along with tips on how to keep each system in good working condition.

The inspector will spend 2 1/2 to 3 hours at the home site. The inspector will be looking for the durability and serviceability of the home in addition to common health, safety, and structural factors.
